Roof Age and Home Insurance: What Broward Homeowners Should Gather

Before shopping for home insurance, gather the records that explain your roof’s age and condition. A complete picture helps an agent identify questions for the insurer; it does not guarantee an offer or renewal.

Start with the documents you already have

  • Roof replacement date, permits and paid invoices.
  • Roof material and any separate sections with different ages.
  • Recent inspection reports, repair records and photos.
  • Your renewal notice or closing deadline.

Understand the inspection question

Not sure which report you need? Our 4-point and wind mitigation inspection guide explains the differences and what to ask before ordering a new inspection.

Florida’s Department of Financial Services explains that an insurer may request a four-point inspection for an older home, including the roof, plumbing, electrical and heating/air systems. Ask which reports the particular insurer needs before paying for an inspection.

Florida also has rules concerning decisions based solely on roof age. Review the current DFS property insurance guidance with your agent rather than assuming an older roof automatically makes the home uninsurable.

Questions for your coverage review

Ask how roof damage is valued, which deductibles apply, what exclusions or endorsements are proposed, and whether mitigation documentation may affect the quote. Compare the written terms alongside the premium.
