Wind and Flood Insurance: Two Questions for Broward Homeowners
A storm can raise both wind and flood questions. The cause of damage and your policy wording matter; calling everything “hurricane damage” does not identify which coverage may respond.
Review each policy separately
Most homeowners policies do not cover flood damage. Flood insurance is a separate discussion about the building, belongings, limits, deductibles and effective date. Do not assume your mortgage requirements describe all of your household’s needs.
FEMA explains that wind damage and floodwater damage can involve different insurance policies. A coverage decision depends on the facts and policy terms.
Bring these questions to your agent
- Does my property policy include wind coverage, and what deductible applies?
- What building and contents protection does the proposed flood policy provide?
- Are there waiting periods, exclusions or coverage limits I should understand?
- How should I document property condition and belongings before storm season?
If damage has already occurred
Follow your insurers’ claim instructions and document damage when safe. Discuss any emergency work and retain records. An insurance quote cannot establish coverage for damage that has already happened.
