FLOOD INSURANCE • BROWARD COUNTY

Flood insurance in Broward County

Explore flood coverage for your home, condo, rental property or business. Direct Insurance Network, LLC can help you review available NFIP and private flood options based on your property and coverage needs.

Choose Flood on the short request form. Our team will follow up during business hours.

Homeowners insurance and flood insurance cover different risks

Most homeowners, condo and renters policies exclude flood damage. A hurricane deductible does not, by itself, add flood coverage. Review your property policy and flood coverage together.

Protect the building

Flood building coverage can help pay for covered damage to the structure and certain installed systems. Review the building limit, deductible and how a covered claim would be valued.

Review belongings separately

Contents coverage addresses eligible belongings inside the property. Do not assume a building policy, landlord’s policy or association policy protects everything you own.

Start with your address, not just your flood zone

Fort Lauderdale’s coast and waterways are only part of Broward’s flood-risk picture. Inland properties in communities such as Plantation, Davie, Coral Springs and Pembroke Pines also deserve a property-specific review.

Zone X identifies areas outside the mapped high-risk flood zones; it does not mean a property cannot flood. Your map designation is a starting point for a coverage discussion, not a guarantee against damage.

Compare NFIP and private flood options

The premium is one part of the decision. Compare limits, deductibles, exclusions, claim settlement, waiting periods and any lender requirements.

FEDERAL PROGRAM

National Flood Insurance Program

For eligible one-to-four-family residential buildings, NFIP coverage is available up to $250,000 for the building and $100,000 for contents. Building and contents coverages have separate deductibles. NFIP policies do not cover temporary housing or additional living expenses.

PRIVATE MARKET

Private flood insurance

Private policies vary. Depending on the insurer and property, options may include different limits, additional living expenses or different claim-settlement terms. Review the actual policy and confirm lender acceptance before replacing existing coverage.

Our team can explain the available choices. Eligibility, coverage and pricing depend on the property, insurer and policy terms.

Broward County flood insurance questions

How much does flood insurance cost in Broward County?

There is no single countywide price. Property characteristics, location, replacement cost, selected limits and deductibles affect a quote. Send your details so our team can review available options.

Is flood insurance required in Zone X?

A lender or property insurer may require coverage even outside a mapped high-risk zone. Check the requirements for your own loan and policy. Lack of a requirement does not mean there is no flood risk.

When can a new flood policy start?

NFIP policies generally have a 30-day waiting period, with exceptions such as certain loan transactions. Private-policy rules can differ. Tell us your deadline so we can confirm the available effective date; do not assume coverage starts immediately.

What if I own a condo or rent?

Condo associations, unit owners and renters have different needs. An association’s building policy may not cover your belongings or all unit improvements. Ask our team to review what the association carries and what you need separately.

Can you help with a flood renewal or home closing?

Yes. Share your renewal offer or closing date, plus any lender insurance requirements. We can discuss available options and the information needed for a review.

Does requesting a quote start coverage?

No. A quote request does not bind, change or cancel insurance. Coverage begins only after the insurer’s requirements are met and coverage is confirmed for the stated effective date.
